Rent To Own Credits
As with many of our rentals we give a credit to the occupant, towards the purchase of the property if they decide to stay for a period of 4-7 years (The time period may be extended). This credit is typically in the amount of 10% of the gross annual rent.
For example: If the monthly rent is $1,400 per month then we will credit the occupant $140. per month ($1,680. per year) for each and every year they live in the property. This totals $6,720 over four years.
Please Note:
1. If the occupant has a down payment available at the time of moving in, or during the occupancy, of at least 7% of the current property value we will double the amount of the monthly credit (A monthly credit of $140 will become a credit of $280).
2. The purchase price will be determined by appraised value at the time of purchase.
3. Rents, during the term, may still be adjusted as per market fluctuations.
4. Unless a down payment is paid this credit program is done, by the owner, on a voluntary basis and shall not be considered an Offer or Option to Purchase. At any time during the occupation of the property by the tenant they will be offered the âÂÂFirst Right of Refusalâ at the current market value should the owner decide to sell.
5. The owner has no current interest in selling the property so do not be concerned about a possible sale.
